Unicorn Square, Seaplane Square and The Evill Industrial Area (named after lieutenant-Commander Strathearn-Evill, the first commander of RNAS Lee-on-Solent) will build on the 100-year legacy of innovation and invention in the area, the success at CEMAST, the Fareham Innovation Centre, and the ambition of the airfield to bring new businesses and technologies to Daedalus. The first pillar is jobs and opportunity, with the Evill Industrial Area the first phase to deliver this.

The development will meet and grow local demand for small, medium and mid-sized industrial units, acting as a catalyst for the wider development.

Seaplane Square will generate jobs in leisure and hospitality and support a large volunteer network at the Hovercraft Museum. The public square will host events and experiences, driving local economic development and providing a gateway to the project.

Unicorn Square sits at the centre of the masterplan and will be the last phase of development to be completed. It is envisioned as a mixed-use area connecting Seaplane Square to the Evill Industrial Zone creating a vibrant conclusion to the project, with a central open space linking public areas and maintaining access to the seafront.

Daedalus Waterfront have worked with Social Value Portal, a mechanism to measure social value, to assess the project’s potential positive social impact. The construction period is estimated to generate up to £35 million of social and local economic value through training, apprenticeships, local jobs and volunteering.

In the first year the full site is operational, we estimate over £12 million of social and local economic value will be created through estate management and occupation, and up to £117.8 million social and local economic value over 10 years. More than 240 local jobs are to be created and 2,540 weeks of apprenticeships and training generated annually.

A fresh start for HMS Daedalus

HMS Daedalus can once again be a crucial part of Lee-on-the-Solent, offering a link to its military history, and providing a world-class leisure destination celebrating 100 years of innovation and ingenuity.

New homes in historic buildings

The ambition is to create a complete community, with the provision of circa 270 new homes, and the refurbishment of the existing heritage buildings for a further 76 homes.

Support for the Hovercraft Museum

Daedalus Waterfront is actively supporting the museum, including funding a business plan to promote growth, leveraging our network to bring supporters, inputting creative ideas and providing financial support to help secure full funding.

The development team’s vision includes a commitment to strong ESG (Environmental, Social and Governance) principles. We plan to implement several initiatives to remain in step with, and where possible, exceed regulations.
