New homes in historic buildings
The ambition is to create a complete community, with the provision of circa 270 new homes, and the refurbishment of the existing heritage buildings for a further 76 homes.
Numerous buildings within the development boundaries are proud remnants of the site’s military past, but they have all unfortunately fallen into disrepair. Several of these hold Grade 2 listed status, or are considered to have historical or architectural significance, including two First World War seaplane hangars (only three others remain in the UK), the original Officers’ Mess, the Wardroom, The Dining Hall and two historic squares. Wherever possible we have retained and will restore these buildings, bringing them back to their former glory and converting the historic accommodation blocks into modern homes that meet today’s energy and environmental standards. New-build houses have been designed to sit modestly and comfortably alongside historic buildings.
Unfortunately, Eagle Block, which served as Coastal Command HQ, and which was prized for its structure and use rather than its architecture or age, cannot be saved due to serious, irreparable, structural issues. However, the plan is to replace it with a new building in the same place, of almost identical appearance and size, that respects the original architecture. The new building is more environmentally efficient and can be repositioned to allow Westcliffe Gardens to remain open and unencumbered.
New waterfront apartments, in the heart of the site provide more accommodation. These more contemporary buildings (part of the outline application) will feature designs reflecting Lee-on-the-Solent’s Art Deco history.

As well as much-needed new homes, these plans provide a network of new public spaces through the previously inaccessible site. Quiet squares, play areas and open lawns, will create five acres of new, pedestrianised public space for locals and visitors to enjoy – almost double what is required to meet planning requirements. Information points and signage will detail areas of historical significance, offering insight into their fascinating past.
HMS Daedalus can once again be a crucial part of Lee-on-the-Solent, offering a link to its military history, and providing a world-class leisure destination celebrating 100 years of innovation and ingenuity.

The development team’s vision includes a commitment to strong ESG (Environmental, Social and Governance) principles. We plan to implement several initiatives to remain in step with, and where possible, exceed regulations.
The development will meet and grow local demand for small, medium and mid-sized industrial units, acting as a catalyst for the wider development.
The proposals have been designed to meet the needs of a modern community, where people can work effectively from home when it is possible to do so while also delivering an attractive environment to support the on-site employees.
